What every investor should know about the DSCR loan program.

We just want to take a moment to thank you for 2022 and to let you know that we appreciate all of the new and existing clients that we have. We looked forward to serving you last year, and we look forward to doing so in an even bigger way this new year! 


2023 comes with new goals for many people, and some of those plans revolve around real estate. We believe 2023 will be an excellent year for purchasing an investment property, and we know one strategy that can help you with this: it’s called the debt service coverage ratio (DSCR) loan. 


The DSCR loan wipes away all of the traditional requirements for documenting somebody's income. There are no tax returns, pay stubs, W-2s, and employment verifications of income. The only thing it checks is whether the rent from the property equals the mortgage payment.

If your rent is the same or greater than your mortgage payment, you may get approved for the loan. Many investors like it because it's simple and fast, and the paperwork is a fraction of what it would be under a normal loan. 


It's a terrific program to use in 2023. Clients can use it to generate wealth for themselves or their families. Just know that you’ll need to put down 20% to 25%, and you’ll want a credit score that’s around 700 or above.
